What counts as a roofing emergency
Not everything needs a same-day response, and it is worth knowing which category you are in before you call.
- Genuine emergencies. Active water entering the building, a tree or limb through the roof, storm-displaced roofing leaving the deck exposed, or anything structural. These need same-day attention.
- Urgent but not same-day. A ceiling stain that appeared after a storm, missing shingles with no active leak, a failed pipe boot found during an inspection. These need attention within days rather than hours.
- Not urgent. Cosmetic wear, algae streaking, an aging roof with no leak. Worth planning properly rather than rushing, see a free roof inspection.
The reason the distinction matters is that emergency work is triage. A temporary dry-in stops the damage; it is not the repair. Treating a non-emergency as one usually means paying for both.
What to do before we arrive
- Deal with the water inside first. Move what you can, put down containers, and if a ceiling is bulging with trapped water, a small hole in the low point drains it in a controlled way rather than letting it collapse.
- Cut power to affected areas if water is anywhere near fixtures or wiring.
- Photograph everything, dated. Inside and out, before anything is moved or cleaned. This is what a claim is decided on.
- Do not get on the roof. A storm-damaged roof is structurally unpredictable, and walking it causes fresh damage that then becomes hard to attribute to the storm.
- Do not sign anything under pressure from anyone who arrives unannounced, see local roofer versus storm chaser.
How emergency work actually runs
The sequence is triage first, permanent repair second, and they are separate visits for good reason. A temporary dry-in (tarping, sealing, or a patch) stops water entering while conditions are still poor and while the full extent of the damage is unknown. The permanent repair follows once the roof is dry and can be properly assessed.

Commercial roof leak repair
A leak in a low-slope commercial roof behaves nothing like a leak in a house, and the response has to be different. Water entering a membrane roof travels laterally across the deck and appears at a ceiling tile that can be forty feet from the actual breach. Chasing the stain is how people spend a season not fixing a leak.
What we do instead is work the failure points in order, because on a commercial roof the membrane field is almost never the problem:
- Penetrations first. Pipe boots, curbs, drains, gas lines, conduit stands, anything that was cut into the field after the roof went on.
- Then terminations. Where the membrane meets a parapet, a wall, an expansion joint or an edge metal. Failed termination bar and dried sealant account for a large share of what we find.
- Then seams. On TPO and PVC these are heat-welded and either hold or do not; a seam probe finds them in minutes. On EPDM the adhered seams age faster than the rubber does, which is why an EPDM roof often has years of life left in the field and none at the laps.
- Then drainage. Ponding within 48 hours of rain means the drains, the slope, or both. Standing water does not cause the leak but it will find every weakness you have.
- Then the field, last, and usually with an infrared scan to map wet insulation rather than guessing where to cut.
