What We Repair Most Often
Almost every roof leak we are called to comes from one of six places, and none of them is the middle of a shingle field. Water gets in where the roof is interrupted.
- Flashing at walls, chimneys and skylights. The most common leak source on a house. Sealant applied over failed flashing is a two-year fix; rebuilding the flashing is the repair.
- Pipe boots. The rubber collar around a plumbing vent cracks from UV long before the roof wears out. A tiny part, a fifteen-minute job, and one of the leading causes of ceiling stains.
- Valleys. Where two roof planes meet and the water volume is highest. Debris dams and worn valley metal both send water sideways under the shingles.
- Wind-damaged and missing shingles. Often accompanied by shingles whose seal strip broke without the shingle moving — which looks fine and fails in the next storm.
- Missing kickout flashing where a roof plane meets a wall. It routes water into the wall cavity instead of the gutter, and the damage is invisible for years.
- Nail pops and exposed fasteners, including nails backing out of the deck and old exposed-nail penetrations from previous work.
Skylights, satellite and solar mounts, ridge vents and low-slope transitions round out the list. Anything added to a roof after it was built is a suspect.
Repair or Replace? The Honest Test
We would rather tell you the roof has five good years left than sell you one you do not need. Four questions settle it:
- How old is the roof? A repair on a six-year-old roof is straightforward value. The same repair on a nineteen-year-old roof is money spent on something you will tear off soon.
- Is the damage isolated or everywhere? One bad flashing is a repair. Curling or cracking across multiple planes is not.
- Is the decking sound? Soft or delaminated sheathing changes the answer regardless of how the shingles look.
- Can the shingles be matched? Older roofs weather and discontinued colors cannot always be matched. Functionally fine; visually a patch.

Finding the Actual Source
A leak rarely enters where it appears. Water travels along the underside of the deck, follows rafters, runs down truss webbing and shows up on a ceiling well away from where it got in. This is why patching directly above a stain so often fails.
