Why Your Address Changes the Specification

Triangle roofs a few miles apart genuinely need different decisions, and a contractor quoting the same thing everywhere is not looking at your house.

  • Historic inner-Raleigh neighborhoods. Oakwood, Boylan Heights and Hayes Barton bring complex geometry, dormers, plank decking and ventilation that predates balanced intake-and-exhaust practice. Historic-district review can apply to material, color and profile in designated areas.
  • Post-war and mid-century. Simpler roof lines and plywood decking, with soffit intake usually present but frequently blocked at the eaves by insulation added later.
  • The enormous 1990s and 2000s build-out. Cary, Apex, Morrisville, Holly Springs, Wake Forest and North Raleigh. These are the roofs reaching the end of their first service life now, and the deck is usually sound while the ventilation frequently is not.
  • Current construction in Chatham Park, Wendell, Zebulon and southern Wake. Large, steep, complex roofs where valley and dormer detailing does most of the work.
  • Pine. Pine needles are the most effective gutter clog there is, and pine shade slows drying on north-facing planes, which encourages the algae streaking you see across the Triangle.

The Triangle Problem Is Ventilation

If we had to name one reason Triangle roofs underperform, it is attic intake. A great many homes here have ridge vent for exhaust and nowhere near enough soffit intake to feed it. The attic then never moves air: shingles bake from below in summer, moisture condenses on the sheathing in winter, and the roof loses years off its rated life without a storm ever touching it.

Permits and Contractor Verification

North Carolina licenses general contractors at state level through the North Carolina Licensing Board for General Contractors, and license requirements depend on project value. Verify any contractor with the board rather than accepting a photocopy, then ask separately for a certificate of general liability insurance sent directly from the insurer, and confirm workers’ compensation is current, an uninsured injury on your roof can become your exposure.

Permit requirements are local and differ between Raleigh, Cary, Apex, Durham and the unincorporated counties. We handle permits where they are required. A contractor working without a required permit is not saving you money; they are removing the only independent check on the work and creating a disclosure problem for you at resale.
