What the Piedmont Does to a Flat Roof
Raleigh is a genuinely different flat-roofing climate from the coast, and the difference is thermal rather than hydraulic.
- Temperature swings. The Piedmont cycles hard: hot, humid summers and winters that cross freezing repeatedly. Every cycle expands and contracts the membrane, stresses seams, works fasteners loose and opens micro-cracks at terminations. On a wide flat roof that daily movement is the primary aging mechanism here, not rainfall.
- Freeze-thaw at ponding areas. Water that sits in a low spot freezes, expands, thaws and refreezes. A low spot that would merely shorten a membrane’s life in Savannah actively pries seams open in Raleigh.
- Summer thunderstorms. Short, violent, high-volume. Drainage designed for steady rain will pond, and the drains have to be sized for the storm, not the average.
- Humidity and heat. Long humid summers mean a membrane that never fully dries and real cooling load on any dark surface.
- Hurricane remnants. Raleigh is inland but not exempt. Tropical systems tracking up from the coast still deliver sustained wind and days of rain, and wind uplift concentrates at perimeters and corners.
- Ice damming at parapets. Less common than in Denver, and it happens. Snow drifts against a parapet or mechanical screen, melts from building heat and refreezes, pushing water sideways under laps.
Buildings We Work On Around the Triangle

- Restaurants. Grease exhaust degrades TPO and EPDM. PVC is the specification, and exhaust fans spread grease much further across a roof than owners expect.

Repair, Coat or Replace, and How We Decide
The only question that matters on an aging flat roof, and it is not answered by looking at it. It is answered with core samples and a moisture survey.
- Repair when the membrane is sound and the problem is isolated, open laps, failed fasteners, a bad curb flashing, a split at a transition. See commercial repairs.
- Coat or restore when the membrane is aging but intact and the insulation underneath is dry. Roughly half the cost of replacement, no tear-off, minimal disruption. See liquid-applied roofing.
- Replace when the insulation is wet, the membrane has widespread splits or shrinkage, or there are already two roofs in place. See commercial roof replacement.
We use infrared scanning to map where moisture has actually traveled before cutting anything. Coating over saturated insulation seals the water in and lets the deck keep deteriorating out of sight, it looks like a solved problem for about three years. Membrane Choices for Triangle Buildings
- EPDM: a strong choice here specifically because of the freeze-thaw cycling. It stays flexible in cold weather, absorbs impact, and is easy to patch in winter. Its seams are adhered rather than welded, which makes an aging EPDM roof an excellent coating candidate.
- TPO: reflective and heat-welded, the default on new low-slope construction. The reflectivity earns real money through a Piedmont summer.
- PVC: required over restaurants and anywhere chemical exhaust reaches the roof, which covers a good deal of the Triangle’s lab and research space.
- Modified bitumen, multi-ply redundancy and the most forgiving system under regular foot traffic.
- Standing seam and PBR metal, for the sloped and semi-sloped sections most commercial buildings have somewhere.
Standing Water Is a Slope Problem
If your roof holds water for more than about 48 hours after a storm, no coating and no membrane fixes that. In Raleigh it is worse than elsewhere, because that water freezes and thaws through the winter and works the seam beneath it open.
The real remedies are physical: tapered insulation to build slope, crickets behind curbs, additional drains or scuppers, or relocating a drain that was set above the actual low point. It costs more than a coating and it is the difference between fixing the roof and repeating it. We will tell you which one you are being quoted.
Keeping It Working
Flat roofs fail on a maintenance schedule. Drains clog, sealant at penetrations ages out, and a tenant’s HVAC contractor cuts a corner on a Saturday. In this climate the two visits worth scheduling are autumn, clear drains and check terminations before the freeze-thaw season, and spring, to see what winter did.
