The One Job PVC Does That Nothing Else Does

If grease, animal fats, oils or chemical exhaust reach your roof, PVC is not a preference, it is the specification. Animal fats degrade TPO and attack most other single-ply membranes. PVC resists them.

That makes PVC the correct membrane over restaurants, commercial kitchens, food processing, and any manufacturing or laboratory building where exhaust reaches the roof surface. It costs more than TPO and, on those buildings, it is the cheaper roof, because the TPO alternative is a membrane replacement inside a decade.

One practical note: exhaust fans move grease further across a roof than most owners expect, and the damage is not confined to the area right around the hood. If there is a kitchen in the building, the whole roof is in the exposure zone.

Why the Longer Track Record Matters

PVC has been installed on commercial buildings in North America since the 1960s, considerably longer than TPO. That is not marketing, it means there are PVC roofs whose actual forty-year performance can be examined rather than projected. Early TPO formulations had problems that later ones corrected; PVC’s failure modes are well documented and well understood.

It is also more flexible than TPO, which matters at details. Flashing a complex curb, an odd-shaped penetration or a tight inside corner is easier and more reliable with a membrane that conforms. On a roof crowded with equipment, that flexibility shows up as fewer leaks at the places leaks come from.

Where PVC Fits Best

  • Restaurants and food service. The clearest case, and it applies to any building with a tenant restaurant, not just standalone ones.
  • Manufacturing and industrial with chemical exhaust. Check the specific chemistry against manufacturer compatibility data before ordering material.
  • Roofs crowded with rooftop equipment. Where detail work rather than field membrane is the majority of the labor.
  • Hot, sunny markets. The reflective white surface reduces cooling load in Myrtle Beach, Savannah, Jacksonville and Oklahoma City, same as TPO.
  • Buildings held long-term. The cost difference against TPO narrows considerably when you divide by service life instead of comparing install prices.

The Trade-Offs, Stated Honestly

  • Higher material cost than TPO. Real, and worth it only where the exposure or the hold period justifies it.
  • Plasticizer migration. PVC stays flexible because of plasticizers, and over decades those slowly leave the sheet, which is what eventually makes an old PVC roof brittle. Membrane thickness and formulation quality are what determine how long that takes.
  • Compatibility. PVC should not contact asphalt-based materials or expanded polystyrene without a separator layer. This is an installation detail that goes wrong on re-cover jobs.
  • Cold-weather repair. EPDM is the more forgiving membrane to patch in genuinely cold conditions.

What Separates a Good PVC Install From a Bad One

  • Membrane thickness, specified in mils. The most common place a lower bid hides.
  • Reinforcement. Fabric-reinforced PVC handles foot traffic and thermal cycling far better than unreinforced.
  • Seam welding and probe testing. Seams are hot-air welded, and every seam should be probed. Ask whether probe testing is part of the scope.
  • Separator layers where the PVC meets an incompatible substrate.
  • Perimeter attachment and edge metal. Wind uplift concentrates at edges and corners, where wind failures start, particularly on the coast.
  • Flashing details at curbs, drains and parapets. Where commercial roofs actually fail.

Maintaining a PVC Roof

Annual inspection, drains kept clear, and a check after any other trade works on the roof, rooftop equipment service is the most common source of punctures. On kitchen buildings, keeping the grease exhaust area clean genuinely extends the roof, because even a resistant membrane does better without a standing film of fat on it.
