Where Commercial Roof Leaks Actually Come From

Almost never the middle of the roof. In our experience the field membrane is the last thing to fail, and the leak call is nearly always one of these:

  • HVAC curbs. The single most common source on retail and office buildings, and it is frequently damage done by an equipment technician rather than by weather.
  • Penetrations. Vents, conduit, gas lines, drain leaders, satellite and solar mounts. Anything added after the roof went on is a suspect.
  • Seams and laps. Especially on mechanically fastened single-ply that has aged, and on any seam that was welded on a cold or dirty day.
  • Parapet and wall transitions. Counterflashing, termination bars and coping. Water that gets behind a wall shows up thirty feet away inside.
  • Drains and scuppers. Clamping rings, lead flashings and clogged drains that force water sideways under a lap.
  • Edge metal. Where wind damage starts, and where it hides — a lifted edge can look fine from the parking lot.

Which is why we chase the source rather than sealing the stain. A leak that appears above a tenant’s ceiling tile can originate a long way from there, and water follows the deck flutes, not gravity in a straight line.

How We Find It

  • Interior mapping first. Where is the water showing up, when, and in what weather. Wind-driven rain and steady rain point at different failures.
  • Full roof walk with photographs. Documented, so you see what we saw.
  • Infrared scanning to map saturated insulation without cutting the roof open. Wet insulation holds heat differently from dry insulation, and the thermal image shows the true extent of the water rather than the visible stain.
  • Core samples where warranted. The only way to know how many roofs are up there and whether the insulation is dry.
  • A written finding. What failed, why it failed, and the options — repair, restore or replace — with the cost of each.

Emergency and Storm Response

Active water coming into an occupied building is a different job from a scheduled repair. Temporary measures — dry-in, tarping, sealing the immediate breach — come first so the building stops taking damage, then the permanent repair is done properly rather than in the rain.

After a named storm or a hailstorm, get the roof documented early. Photographs, moisture mapping and a written assessment are what an insurance claim actually turns on, and the roofs assessed in week one settle very differently from the ones assessed in month three. Repair, Restore or Replace

We will tell you which one you are looking at, including when the answer is the cheap one.

  • Repair — the membrane is sound and the defects are isolated. Most of what we do.
  • Restore or coat — the membrane is aging but intact and the insulation is dry. Roughly half the cost of replacement, no tear-off. See roof coatings and liquid-applied roofing.
  • Replace — wet insulation, widespread membrane failure, or two roofs already in place. See commercial roof replacement.

If a contractor recommends replacement without taking a single core sample, ask how they know the insulation is wet. And if one recommends a coating over an actively splitting membrane, ask the same question in reverse.

Systems We Repair

All of them: TPO, PVC, EPDM, modified bitumen, built-up, spray foam, metal and commercial shingle. Repairs are made with materials compatible with what is already there, which sounds obvious and is one of the more common ways a repair fails.

Usually, yes. Most leaks come from curbs, penetrations, seams, transitions, drains or edge metal rather than from a failed field membrane. Replacement is the right answer when the insulation is wet, the membrane is failing broadly, or there are already two roofs in place — and core samples are how anyone actually knows that.
