Is Your Roof a Candidate?

Rejuvenation only works inside a window, and the window closes. We evaluate the roof before we recommend anything, and we say no more often than yes.

Usually a good candidate:

• Asphalt shingles roughly six to fifteen years old, depending on condition
• Shingles that are drying and stiffening but not yet cracking through
• Light, even granule loss rather than bare patches
• A sound deck, sound flashing and no active leaks
• A roof that has been maintained rather than neglected

Usually not a candidate:

• Shingles that are already cracked, curled at the edges or broken
• Widespread granule loss with asphalt showing through
• Any roof with active leaks, storm damage or hail bruising: that is a repair or replacement question, not a rejuvenation one
• A roof at or near the end of its rated service life
• Failed flashing, failed valleys or a compromised deck, none of which a surface treatment addresses

If the roof turns out to be past the window, we will tell you and point you to roof replacement instead. Recommending a treatment on a roof that needs replacing costs the homeowner money and costs us the relationship.

How the Evaluation and Application Work

• Inspection first. A full roof inspection with photos, so the decision is based on the condition of your shingles rather than the age on a permit record. Our Florida roof inspection checklist covers what we look at.
• Honest recommendation. Rejuvenate, repair, replace, or do nothing yet. All four are real answers and we give all four.
• Repairs before treatment. Flashing, pipe boots and any damaged shingles are addressed first. Treating over a defect does not fix the defect.
• Clean and prepare. Debris removed so the treatment reaches the shingle surface evenly.
• Application. Applied to the manufacturer’s specification across the full roof surface, not spot-treated.
• Documentation. Photo record before and after, and warranty paperwork registered rather than left in a drawer.

What Rejuvenation Does Not Do

Worth being direct about, because this is where the product gets oversold in our industry.

Shingle RX restores flexibility to aging asphalt. It does not repair damage, it does not replace flashing, it does not fix a ventilation problem, and it does not add years to a roof that has already failed. It does not make an old roof new, and it is not a substitute for a roof that has reached the end of its life. It also does nothing for the parts of the roof that actually leak most often (penetrations, valleys and flashing details) which is why we handle those separately before any treatment goes down.

What it does is buy time on a sound roof that is drying out, and in Florida’s sun that is a meaningful amount of time.

Florida roofs take year-round ultraviolet exposure, high humidity, and a hurricane season on top of it. The oils that keep asphalt flexible dry out faster here than almost anywhere we work, which is exactly why a Florida developed product exists.

It also matters for a reason that has nothing to do with the shingles.
